- Assess each property with owner and construct a punch list to ensure the property “Rent Ready”
- Arrange all service work and maintenance, set up utilities etc. and require up front funds for any work that exceeds the $300 reserve balance.
- Aggressively market the property and detailed listings on MLS as well as other web based sites.
- Show the property to potential tenants.
- Perform full background checks for any applicants including credit, criminal, employment, and past rental history.
- Leasing Agents communicate weekly to owners providing feedback on status of any vacant properties.
- Prepare and execute all leases including extensions and modifications
- Collect all rents while aggressively pursuing legal action including 5 day notices, evictions, collections and garnishment for non payment, legal fees will apply
- Handle all maintenance calls on our 24/7 hotline, coordinating work through our affiliated vendors while partnering with owners for repairs that exceed $300.
- Arrange and pay for city sales taxes, address any HOA or city code violations.
- Prepare monthly owner statements/letter recapping revenue, expenses, net income/loss, beginning and ending balances.
- Prepare quarterly P/L as well as 1099’s for year-end reporting.
